A classic 20 ft. x 11.6 ft. Schweiss Bifold liftstrap glass designer door was put on the 19th floor of the Soo Line Apartment building. It opens up to a pool and skypark where any of the residents of the 254 units can utilize the patio space at their leisure.
Schweiss Doors now has many more friends in high places. A prime example of this is a luxurious residential project completed in downtown Minneapolis, where a Schweiss bifold liftstrap glass designer door was installed on the 19th floor of the Soo Line Apartment building in conjunction with a massive renovation project that has 254 units and includes 42 floor plan options - from studios to penthouses.
Soo Line Apartment sizes range from 450 sq. ft. to 1,500 sq. ft., and boast 10'6" to 24' ceilings. The building's retail space plans include many amenities.
What was once a historic office building has now been transformed into luxury apartments for intercity residents. Residents of this rental apartment complex, located on the corner of Marquette Avenue and 5th Street near Hennepin Avenue, adjacent to the Nicollet Mall Light Rail Station can now open the door to an open air outdoor sky park with outdoor lounge and indoor/outdoor rooftop pool and hot tub. The outdoor relaxation area gives birdseye stunning panoramic views of downtown and not far away is Target Field, where the Minnesota Twins baseball team plays.
The Schweiss bifold door was lifted to the 19th floor using a tower crane which was being used for the restoration of the historic 100-year-old building.
Listed on the National Register of Historic Places, the building received the National Association of Home Builder's Green Building Standard designation in part because of its new energy-efficient heating and cooling system. In its heyday, the Soo Line featured glimmering marble floors, mahogany trim and an ornately carved ceiling in a second-floor banking hall with 20-foot ceilings and arch-topped windows. It opened 100 years ago in 1915 as the First National Bank and was once the tallest office building to light the downtown Minneapolis skyline.
So how do you go about getting a 2,300 lb. custom-made 20' x 11' 6" bifold door up 19 floors? It takes a tall tower crane. Schweiss Doors had to meet a critical time frame so that the crane being used by Frana Companies for the apartment remodeling project could be used to lift the door to the top of the building. The bifold liftstrap door is windrated to 90 mph, and has electric photo eye sensors and had to be engineered to meet glass deflection.
The glass bifold door overlooking the Minneapolis skyline is windrated at 90 mph and has electric photo eye sensors. An outdoor patio with comfortable lounge chairs gets used a lot by apartment residents.
Village Green, one of the nation's largest developers, owners and managers of luxury apartments, purchased the historic Soo Line Building and hired Boarman Kroos Volgel (BKV) Architectural Group and Frana Companies of Hopkins as general contractor to transform it into a contemporary, mixed-use apartment and retail complex. The renovation covered a year's time span.
This historic office building is located in the downtown Minneapolis Central Business District which connects to over seven miles of Skyway, business, culture, dining, entertainment and boutique shopping. This includes a three-story, boutique, hotel-style lobby with spiral staircase, restaurant/bar with outdoor seating, gourmet specialty market with wine bar and private dining room, state-of-the-art fitness center, Sky Park with outdoor lounge, fire pit, entertainment bar, private dining, and stunning panoramic views including an indoor/outdoor rooftop pool and hot tub, indoor Sky Club with lounge seating, fireplace and gourmet kitchen, on-site dry cleaning/ laundry services. There is also personal concierge services and direct access to park and trail recreation along the Mississippi River.
BKV architect, Mike Krych, who led the design team, said the building had undergone some bad renovations over the years and had lost much of its elegance. Throughout the design and construction phase, the project team spent a lot of time getting the details right, working closely with Minnesota's State Historic Preservation Office to make sure that each choice met the intent of the historic project.
When closed the bifold glass door seals weathertight, yet provides an excellent view outside. The outdoor patio area is just a step or two away from the indoor pool and hot tub.
BKV and Frana also salvaged much of the historic material that had been damaged in the Soo Line Building, including marble flooring, wood trim and cornice work, a coffered ceiling on the second floor, and terrazzo floors within the main lobby areas.
Their impressive work led them to be named a finalist for the Minneapolis/St. Paul Business Journal's Best in Real Estate award for 2014.
Division 8 Products, Inc. was in charge of ordering the Schweiss Bifold liftstrap designer door for the upper-level pool and lounge area. All the glass work and installation was done by Division 8, a newly incorporated company setup to primarily manufacture and fabricate architectural aluminum products.
